Why Las Vegas concrete goes grey and stays grey

Concrete here takes a beating that concrete in a wetter climate never sees. Fine desert dust blows in and gets ground into the pores by tires and foot traffic. There is no regular rain to rinse anything off, so it just layers. Sprinkler overspray adds mineral scale from some of the hardest water in the country. Then 110-degree surface temperatures bake the whole mix in.

The result is a driveway that looks uniformly dull rather than obviously dirty — which is why most people don’t realise how much lighter it can go until the first pass comes through. A garden hose moves the top layer of dust around. It does not pull anything out of the pores.

Hot water and a surface cleaner do. The enclosed spinning bar holds an even distance and an even pressure across the whole slab, which is what prevents the striped, zebra-looking finish you get from waving a wand back and forth freehand.

  • Walkthrough and pre-inspection — surface type, existing damage and problem spots noted with you before anything gets wet.
  • Sweep and clear — debris, planters and anything loose moved off the work area and put back after.
  • Pre-treatment — surface-appropriate detergent given real dwell time so the machine isn’t doing all the work by force.
  • Hot-water surface cleaning — even, overlapping passes for a uniform finish with no stripes or wand marks.
  • Edge and detail work — expansion joints, borders, steps and the strip along the garage door done by hand.
  • Oil and rust spot treatment — targeted work on stains within the same visit where they can be improved.
  • Full rinse and clean-up — runoff directed away from landscaping, hardware and paint, and the site left tidy.
  • Final walkthrough — we look at it together before I pack up, and before you pay anything.

Nonfunctional grass has to go by the end of 2026

A 2021 Nevada law requires removal of nonfunctional decorative grass across the valley by the end of 2026, and the water authority pays rebates toward the conversion. It does not apply to homeowners’ yards or to recreational grass at schools and parks — but if you manage a commercial property or an HOA common area, you are about to have a lot of freshly exposed concrete and hardscape that has been hidden under turf for twenty years. That is exactly the kind of surface worth cleaning once and putting on a schedule.

How much does pressure washing cost in Las Vegas?

Concrete work — driveways, sidewalks and patios — starts at $150, and pool decks and pavers start at $300. Stucco washing, hard-water glass work and commercial jobs are quoted per property. The rest comes down to square footage, surface type, how set the staining is and how easy the area is to reach. A photo gets you an exact number, and whatever the quote says is what you pay. I don’t revise the price once the machine is running.

Will pressure washing damage my stucco or my driveway?

It can, if it’s done wrong. Too much pressure on Las Vegas stucco strips the finish coat and leaves permanent wand marks, and the same is true of Kool Deck and older paint. Stucco and painted surfaces get soft washing — low pressure plus the right detergent. Concrete gets a surface cleaner at a controlled distance so the pressure is even everywhere. Matching the method to the surface is most of the job.

How often should I have my driveway cleaned here?

Most Las Vegas homes look best on once or twice a year. There is no rain to rinse anything, so dust accumulates continuously rather than washing off, and sprinkler overspray keeps depositing mineral scale year-round. Properties near active construction, on a busy street, or with a lot of tree litter tend to want two visits.

Do I need to be home while you work?

No, as long as I can reach a working water spigot and you’ve given me any gate access I need. Plenty of customers leave for work and come home to a finished driveway. If you’d rather walk it with me at the end, tell me and I’ll time the finish around you.

Do you use my water and my electricity?

I use your outdoor spigot, which is standard for the trade. Water use on a typical residential job is modest and I keep runoff directed away from landscaping, hardware and paint. My equipment runs off its own power — I don’t need an outlet.

How soon can you get out here?
